Regarding the listings on this website:

In the Rhinebeck area I serve as either a buyers agent or a sellers agent. In the Woodstock area I serve exclusively as a buyers agent.

I post only OUR listings and nearly ALL of our listings are in the Rhinebeck NY area. Compare that with the Rhinebeck NY area listings claimed on other websites that direct you to a MLS service for searching. When you see the Mid-Hudson, other MLS logos, or the letters IDX, on a Rhinebeck area listing it is NOT their listing. Its from a listing service where all member brokerages post their listings. It is perfectly legal for any MLS member to do this but its deceptive and leads you to think that this brokerage or agent is active in the Rhinebeck area when in fact they probably have conducted little or no business here at all.

Every real estate market is unique. I live in the Rhinebeck area, I know the Rhinebeck real estate market thoroughly, I have personally seen nearly every available listing here, our office is in Rhinebeck Village, and our listings are in the Rhinebeck area. You wouldn't use a Baltimore weather forecast in Manhattan, right? ;-)
